Board approves setback variance for Clasen greenhouse

Zoning Board · Meeting of January 8, 2026

NY SULLIVAN — Sullivan Zoning Board unanimously approves Clasen greenhouse variance. The board granted Robert Clasen a 4-foot reduction in rear property line setback to install a 12-foot by 12-foot greenhouse at 145 Syracuse Herald Ave, finding no negative neighborhood impacts and noting similar structures nearby. Clasen, who owns adjacent properties and plans a rain-capturing water system, placed the structure on an existing concrete slab.

Board Member Shawn Hannan, who visited the site, called the greenhouse a "wonderful addition" for the soon-to-retire homeowners.
